It starts with a real conversation — not a form, and then a mutual commitment to work together. Before we look at a single property, I want to understand what you're trying to build: lifestyle, investment, primary home, second home, or some combination. From there, I'm actively working the market on your behalf, not just sending you auto-alerts. I'm tracking inventory daily, following up with listing agents, and flagging anything that fits before the weekend crowd sees it. When we're ready to move on something, I'll give you a clear picture of where the property is priced, what the offer strategy should look like given current conditions, and what risks, if any, I'd want you to go in with eyes open about. You'll hear from me consistently and immediately if something changes.
Vermont follows a fairly straightforward purchase contract process, but there are a few things that set it apart. Closings here are handled by real estate attorneys. Vermont is an attorney-closing state, so you'll engage legal counsel to conduct the title search, review the deed, and facilitate the transfer. Once a purchase contract is signed, the process typically runs 30 to 60 days depending on financing, inspection timelines, and any contingencies. In my experience, most of our transactions close in around 42 days from contract to close. Vermont also has no formal "cooling off" period after signing, contingencies are your primary protection, which is why how you structure an offer matters as much as what you offer.
Yes, and this catches people off guard more than almost anything else. Vermont imposes a Property Transfer Tax on real estate purchases, paid by the buyer at closing. For a primary residence, the rate is lower on the first $100,000 and 1.45% on the balance. For a second home, investment property, or any non-primary-residence purchase, the full rate applies from the first dollar, and as of August 2024, those rates increased under Act 181. If you're a non-resident purchasing in Vermont, there are also withholding requirements at the time of any future sale worth understanding upfront. None of this should discourage you, it just needs to be factored into your total acquisition cost. I walk every buyer through a realistic closing cost estimate before we submit an offer so there are no surprises at the table.
